Refund & Cancellation Policy

Source Property Services is a trading name of Source Property Ltd (registered in England & Wales No. 15447158).

Bookings & cancellations

When a booking is made, we reserve a specific date/time slot to attend the property.

Because our services are appointment-based and involve travel and allocated work time, cancellations and changes must be made with reasonable notice.

If a booking is cancelled or rescheduled with less than 24 hours’ notice, a cancellation fee may apply.

Failed access/property readiness

If we attend the property and cannot gain access due to keys not available, wrong address, tenant refusal, incorrect access instructions or similar, a failed access call-out fee may apply.

Please ensure the property is accessible and safe to complete the appointment. Any building works, cleaning or obstructions must not prevent access or carrying out the booked services — otherwise cancellation / failed access charges may apply.

Refunds

If you have paid in advance and we are unable to carry out the service due to our fault (e.g. staff illness, scheduling error, operational problem) you will be offered:

a rescheduled appointment OR
a full refund of the amount paid for that booking

Refunds are issued to the same payment method originally used.

No refunds after work completed

Once the booked service has been fully carried out and the deliverables have been supplied (e.g. report, assessment, photos, EPC, floorplan or other output), no refund is offered, as the service has already been provided and cannot be “returned”.

This is consistent with UK consumer law for services that have been fully performed.

Third-party services

Where we arrange a service delivered by a subcontractor:

Refund eligibility will match the refund/cancellation rules of that service provider
In cases where we have already paid the subcontractor on your behalf, that cost may be non-refundable
