1. Who we are

Source Property Services is a trading name of Source Property Ltd (registered in England & Wales No. 15447158).

We provide property reporting services including (but not limited to):

inventory reports
interim inspections
check-ins / check-outs

We may also introduce you to third party specialist providers.

2. About these terms

By using this website or by booking a service with us, you agree to these Terms and Conditions.

These Terms apply whether you are a landlord, letting agent, investor, tenant or any other user.

3. Our services

We supply inspection / reporting services that are based on a visual inspection carried out on the day.
Our reports are opinion-based and are not structural surveys, valuations, nor engineering reports.

We do not guarantee that a report will identify every defect or issue in a property.

4. Third party services

We may introduce third party service providers.

Where you select services provided by a third party:

You remain in contract with us for that service (Client pays us → we pay subcontractor)
We will only use professional vetted subcontractors
We do not accept liability for the acts / omissions / errors of third parties beyond the fees you paid to us for that service

(For clarity: we are not a letting agent, estate agent, property manager or broker.)

5. Bookings / cancellations

Booking times are subject to availability.

If you need to reschedule, please give us notice as early as possible.

We reserve the right to charge a cancellation fee if a booking is cancelled with less than 24 hours’ notice.

If we cannot attend due to circumstances beyond our control (e.g. access denied / keys not available) we may also charge a call-out fee.

6. Payment

All prices must be paid in full prior to report release unless alternative written arrangements are agreed.

We may invoice electronically.

7. Reports

Reports are prepared based on the condition observed during inspection.
Photographs included in a report are supportive evidence only and are not a replacement for narrative.

Reports are for the exclusive use of the instructing client and must not be relied upon by any other third party without our written consent.

8. Liability

Nothing in these terms limits liability for fraud or for anything that cannot legally be limited.

Subject to that:

our total liability to you is limited to the total amount paid by you for the service concerned
we are not liable for consequential or indirect losses

9. Website content

All content on this website (text, images, trade names, layout and design) is owned or licensed to us.
You may not copy or reproduce any content without permission.

10. Governing law

These Terms are governed by the laws of England & Wales and any disputes shall be subject to the exclusive jurisdiction of the courts of England & Wales.
